How Surveyhands Engineering Created a High-Detail 3D Model for an Industrial Property Sale

Selling a large industrial property isn’t always straightforward. A warehouse or industrial unit can cover thousands of square metres, with large open areas, loading zones, offices, access routes, service areas, and external spaces that all need to be clearly marketed. Standard photographs and floor plans are useful, but they don’t always show how a building works as a whole. 

At Surveyhands Engineering, we recently completed a 3D visual survey for a large industrial unit of approximately 3,225 square metres. During the project, we worked with Langan and Mountpark to create a highly detailed 3D digital twin to assist with the sale of the property.

The client purchasing the industrial unit was based in the US, so the main aim was to give them a practical way to inspect the building remotely. Rather than relying on images or descriptions, they could explore the space virtually and look at key areas with just one click.

The Project: A Large Industrial Unit that Needed a Digital Twin

Industrial properties can be difficult to market accurately because of their scale. A few images might show the main warehouse floor or the loading doors, but they rarely give someone a full sense of how the building is laid out. For this project, the property was approximately 3,225 square metres. That meant the 3D model needed to help the client understand the layout, movement through the building and the relationship between different areas.

In a commercial property sale, different stakeholders often look at the same building for different reasons, and the digital model needed to support all of these. Our role was to capture millimetric details and create a highly accurate 3D model that makes the property easier to explore, review and discuss remotely.

The Challenge: Helping a US-Based Client Inspect a UK Property

Distance was one of the main challenges in this project. When a client is based overseas, even minor uncertainties can slow the process. They might need more information before deciding whether an industrial unit is right for their needs and moving forward with a sale. 

A traditional approach might involve sending photographs, drawings, videos and written notes. These can all help, but they’re often disconnected. For instance, a photograph only shows one viewpoint and a floor plan shows the structure but not always the real sense of the space.

Creating a 3D digital twin gives the viewer much more control. The client can move through the building themselves, pause to look around, return to important areas, and share the model with other stakeholders. For this project, this was especially valuable. The US-based client could inspect a large UK industrial unit without needing to travel. This helped make the property easier to understand from a distance while still giving them a detailed visual record of the building.

The Solution: A Highly Detailed 3D Digital Twin

To create a useful digital model, the capture process needs to be accurate, detailed, and planned around how people will use the final output.

For this particular industrial unit, we created a 3D digital twin that allowed the client to move through the building and inspect every area remotely. One of the most useful features was the ability to reach key areas with a simple click. Instead of working through a long video or trying to connect different images, the client could go straight to the area they wanted to review. 

The digital twin also enabled the client to take accurate measurements within the space. This meant they could check specific distances, understand spatial relationships, and review areas of interest in more detail. For an industrial property of this size, this added real value by enabling early decision-making without requiring the client to request additional information to answer every measurement query.

Why Easy Navigation is Important For a Large Industrial Site

Large buildings can quickly become difficult to follow in a digital format if the model isn’t easy to navigate. Users shouldn’t have to work out where they are and how to get to the next area. For this project, one-click movement helped make the model much easier to use. The client could move between different parts of the building and review specific areas with ease. This is particularly useful for industrial units, where users may want to inspect areas such as:

  • Main warehouse space
  • Loading bays and access routes
  • Office areas
  • Internal circulation routes
  • Service areas
  • External surroundings
  • Parking and yard areas

Ultimately, the easier the model is to use, the more value it provides. A prospective buyer can return to the same digital model whenever they need to check something, rather than requesting another image or arranging another visit.

Supporting a Property Sale With Better Visual Information

A 3D model doesn’t replace every part of a property sale, but it can make the process more straightforward. It provides all stakeholders with a shared visual resource that helps them understand the property before, during, and after discussions.

For industrial sales, this can be especially useful because it helps answer practical questions. How does the building flow? Where are the access points? How does the warehouse connect to other areas? How are key operational zones laid out? What areas might need closer review before the next stage of the sale? It also provides estate agents with a more effective way to present a building. Instead of asking someone to imagine the space from a few images, they can give them an interactive model that showcases every area in a much clearer way.

In this project with Langan and Mountpark, the digital twin helped make the building more accessible to an international client. They could explore the property remotely and review the details that mattered most to them. It also included drone panoramas, which provided a wider view of the property and its surroundings, which can be just as important as the internal layout. 

By combining the internal 3D digital twin with drone panoramas, the client could build a clearer picture of the property as a whole. They could inspect the building from the inside, take measurements within the digital space and also understand how the site relates to its surroundings, whether it’s access routes, yard areas, parking, or neighbouring buildings. This gave them a more complete view before going ahead with the sale. 

Reducing Travel Without Reducing Understanding

International property sales often come down to balancing time, cost and confidence. Clients don’t want to travel unnecessarily to view a building that might not be right, but they also need enough information to make informed decisions.

A 3D model can help bridge that gap. It allows overseas clients to inspect a building remotely before deciding on the next step. In some cases, it might reduce the need for repeated visits. In others, it helps make future site visits more focused because the client already understands the layout before they arrive.

For a US-based client reviewing a UK industrial unit, this was a huge benefit. The digital twin gave them a way to explore the entire space from their own location, share it with others and return to it whenever they needed to review a particular area. This level of access is difficult to achieve with traditional property marketing material alone.
